You can rent out a second home as an AIRBNB or VRBO and also transition it into a permanent rental in a short period of time.You mentioned talking to multiple people and it does not surprise me as the bank/lending industry is full of new comers, loan officers with no investor options or lack of knowledge. 

New comer Looking to start learning

I didn’t realize there were brokers out there who would be open to teaching and educating new comers.

I'm a bit of a late-comer (I'm 53 now). 

New-comers or relocaters, they view it as the closer you are to the action bars, universities, jobs, etc the property is worth more.

Usually about 20-25 of us show up/ 1/2 regulars 1/2 new comers.

Auctions are all online in SoFlo, so no real bidding up against new comers.  

You can fund your rehab with these cards as well.I bought my first deal like this.  100% funded with plastic.With that said, I always tell new comers to at least get one small rehab under their belt no matter what strategy they are going to do in the future.
