Hire a professional property manager, and let them handle the dirty work if you are unwilling/unable to do so. 

@Aaron Mazzrillo - Stop making sense...If the seller is unwilling to pay for the repairs, find a roofer who will wait until closing and get paid then, raise the sales price to cover the repairs.  

Unfortunately, many sellers are either unable or unwilling to do this.Check with your lender on whether the deficient items are eligible for an escrow holdback.  

Ocwen won't talk to me at all because the previous owner put a block on my name,and the previous owner it completely unwilling to work with me.

Knowing that he has to make you whole, the investor may be unwilling to reduce the price to a level that will generate more traffic, because he knows he will take a loss. 

And, I'm not saying some lawyers are not striking it rich - it's possible if you're willing to do things I'm unwilling to do.  

These types of deals could potentially be missed if I was unwilling/unable to borrow from family.CAUTION: While I have not personally experienced any issues with my family and borrowing money, I have seen personally how money can tear families apart.  

I looked at the company's website and it's all about "commitment to honesty and integrity," so perhaps we're dealing with a stubborn real estate agent unwilling to go back to his client to discuss different terms.
