I have 9 doors across the Midwest and they all do a minimum of 10% but usually it’s around the 15% mark after a refi, since I normally do BRRRR style deals.

I've had it both ways and was lucky to have a successful GC teach me this.

So how come the price went from 100k to 1000k in 35 years.Simple because 11% of the supply keeps changing hand in auction style where the bid going higher and higher.

I find it interesting your style of confidently assuming the future, then impulsivity based on that assumption.     

Next lure in novice investors with promises they can replicate your success with little or no money when in actuality all you have to do is teach them how to buy low barrier single family homes and they will be appreciative because they don’t know any better :) All jokes aside, if you want to mentor/ coach obtain a real estate license and help investors purchase investment properties as you continue to learn the business.

So these platforms will be looking to teach people how to source deals,  use their experience and soft ware etc.   

Find a local meetup, REIA, or group teaching how to run the numbers.

Go to meetups in your area to meet other investors who invest in Section 8 rentals to see if that's the type of property and management style you want.

It's a big ask of someone to take time from their life and investing journey to teach a stranger the skills they acquired for nothing in return.
