I will come back to it in a minute.The PM can supply a "cash flow" report as well, which looks like a P&L but is very summarized and is only for one period (whatever data range is specified), not a T12.

What I do is I aggregate 12 months worth of PM Statement in Excel and then create one adjusting journal entry summarizing all the PM Statements.I personally use Quickbooks Desktop where you will need the 'class' function to properly allocate income and expenses across multiple properties.Best of luck.

Here's my attempt to try and summarize all the awesome information provided here (and make sure I'm not misunderstanding your responses):After I purchase and rehab a property, I can get my money out immediately if I find a special type of lender (e.g. portfolio lender) that allows this.
