I house hacked in SLC 3 times in 3 years, and I recall once when I was getting a loan, I suggested to the loan officer that we include the $1200/month rent I would be getting from my mother-in-law basement apartment to strengthen my DTI ratio.

Being able to allocate more capital with lower risk can help strengthen your portfolio, you don’t have to worry about paying off loans if the deal goes sideways, which is a comfort for many.I think if you invest smart and wait for solid deals to come, then I see no reason why passively investing won't make you wealthy.

I think we could actually see a rally between now and the end of the year-although I see this as a 'strengthen the strong, weaken the weak' rally where people harvest tax losses and offset long term gains in order to better position themselves through picking better investments or moving from individual stocks into indexes/mutual funds.
