Those certification agencies you see are like the international star registry.  

I've worked in upscale four star boutique properties as well as larger 150+ room branded hotels.

I get that so I'm not expecting 5 star price and service from any of the vendors.  

A few stars aligned in that I'm writing my Investment Prospectus to present to some additional private lenders at the same time that Liz Faircloth came out with this BiggerPockets Blog Post.
