We have a lot of investors that rent space  as Airbnb (limited to 400 units)  and room space to students from a local ministry school, as well as others looking for more affordable options.  

I’ll just start out by saying I’m not a fan of syndications and own a number of single family rentals just to mark my position from the outset;  but the answers as to “why” may provide enlightenment to you, so I will throw a few out for your consideration.., some of which you mention, so it seems you must be aware of them.As an investor, your goal is typically  to maximize your return and minimize your risk.

In the residential 1-4 unit space, efforts are earnestly underway to recreate 2008, for example by calling it a "DSCR loan" but not having any reasonable DSCR requirement. 

Based on not having water, roads, etc. you could still do a tiny home or RV space there if you put in electrical hookups and a septic tank.

The BRRRR strategy and tax lien investing are both great approaches, especially when you’re getting started and want to maximize your investments.I’m involved in the investment real estate space as well, primarily focusing on new construction duplexes in downtown Indianapolis.
