The damage is a combination of vandalism -( holes in the wall, bath fittings ripped out, stain on the carpet, refrigerator having to be replaced) and lack of response by the PM the property was vacanted without any inspection being carried out and the pile of rubbish and food which was left behind casued a build up of mould & maggots, which could have been avoided if the PM were doing there job!

Yes, they were dead and we didn't find anything live (thankfully) but sliding out the refrigerator only revealed 20 more dead ones and that did it for us - we were out of there.

Normally this can be a useful bandaid on a really old unit, but, he probably drilled into the refrigerant system and let out all the magic gas...Other people just like to get high on air conditioner refrigerants and drill holes in the lines for that reason.As for what to charge - the replacement cost of a new unit of the same size.

If you want to change the appliances, go with a white refrigerator (and hopefully one that doesn't stick out in the room so much).And if it's still too dark consider a new light fixture for more light.Gail
