Thank you for sharing W Stephens,  I was pondering taking out a Heloc on my personal property at 2.8 %, 50,000 minimum draw requirement to be maintained for 3 months, at this time I only need about 10,000 of it, would doing so at this time be a bad move?

Had a similar conversation with a realtor friend in Manhattan and she pondered the trade off between climbing up/down the elevator and walk 15 mins to the office OR live 45 mins away ioutside of Manhattan in a garden apartment or townhome and take a crowded subway to work everyday/twice a day to get to work.

I have looked at a few deals here and there and pondered a lot but didn't know where to start (which stopped me). 

However, I was pondered the idea of selling only to take the gains, 1031 the capital gains, and buy other properties.  

This post is more of a pondering than a question...

Just thought I would add some more things to ponder for this topic.

The following scenario is a hypothetical one, but one I have been pondering for some time. 

(In total awe I ponder if she is a mind reader and sees what I'm thinking before I even catch a glimmer or perhaps a seer and sees future events?)
