We talk a lot about buying income producing properties. However, when is it a good time to sell a property?

 Buy Low and Sell High. If only it were that easy though. It's tough to know if you're at the peak of the market or if it will keep rising. It's important to study the data that's out there to try and get some idea of market patterns though. For me I sell a ton in Cleveland and we usually see rise then correct every 7 years or so. However right now we are in year 11 or so of continued price increases. So right now is a good time for a lot of folks who loaded up during the downturn to cash in. I cashed in a few of my holdings and did very well. California is another market that cycles every 7 years or so. And those cycles are much bigger and more dramatic than what we see out here.
