For everyone's reference I currently own in Boston, MA and have an personal interest in that area as well as Portland, ME where I have family and friends living.Now that I look through numbers I realize how much the person I bought from made off me because of my fear in committing to a gut and rehab project like this was.

If the property could be set in "pending" status, this would be advantageous as the property could be inspected, the financing initiated (lender NASB require up to 35 days to close) and less fear of losing the property because of out of state status.

Hey fellow BP members,I have this question that have been nagging me.I understand that the best practice is register the entity in the State that you are buying the property in rather than go through some method advised online where you form the entity in popular States like Nevada, Wyoming or Delaware etc..

@David Hurt I am on your team as far as putting the usual expenses on credit card but that is exactly why i fear that my available credit will always be on the lower side unless we *sigh* get more credit.
