I purchased an SFH 13yrs ago as a buy and hold but wish I had kept the momentum and continued to figure out how to buy more because now in my mid 40's with meager savings and a large family to support, I feel like I have a lot of catching up to be ready for retirement in 20yrs.

I think I see where the momentum is swinging....I don't think someone needs to be a guinea pig and go to the attorney general with the argument: 'I'm a wholesaler and I can do what I want because I have 'an interest in' the property via my contract.'

Of course this is easier said than done, the vast majority of properties in cheaper areas will not be the next trendy place to live.But it seems once a momentum builds and a neighborhood starts turning around the returns can be amazing.If you do your research and you buy in the path of development or revitalization versus just buying a dirt cheap property the payoff can be big.It seems it's easier to get in when prices are low in real estate versus the stock market.
