Are Companies That Promise to Find Positive Cash Flow Properties Worth It?

I've recently come across several companies promising to find you a turnkey investment property that has a guaranteed positive cash flow. From their websites it is difficult to figure out all of the fees and fine print. In general, are these types of companies a good idea for someone starting out in real estate investing? Or do they end up "nickel and diming" you to death and wind up being not very profitable? I greatly appreciate the time and advice of anyone who responds!
