We just avoid those with a proliferation of a couch & fridge on the porch :)

-uhaul (have to get my couch and bed from point A to B after closing) Monthly cost I am currently factoring in: -Mortgage (including escrow for taxes/home insurance/liability insurance)-Utilities(water /electric/ gas)-trash pick up (is this separate or included service that comes with paying taxes?)

By necessary I mean medical bills, adoption fees, not a new couch because yours was old.

He is down here sleeping on a friends couch and has some prospects . ( he does HVAC and Electrical )   A job wont be a problem for him , he is a worker .  

And no, the police have no authority here.....it would be an eviction/ejectment proceeding if it goes that far.Wayne I understand the deed does not have to be recorded to be valid.. and I guess I should have couched that response.

Our cleaners show up in between and do laundry, restock amenities, sweep, mop, vacuum couches and rugs, etc.

This doesn't have to be Airbnb status but to have some staples in the common areas - a couch, chairs, table, coffee table, etc.

He has a bed, couches, dining table, desk, TV, and entertainment center so it would be an easier lift.

Example, if they book a week long vacation in a 3 bedroom house and it is advertised as having 2 queen beds,  a room with double bunk beds and a sleeper couch that can sleep 10 people.  

I have numerous houses in my area with much larger square footage and with mic h more square footage and beds and baths than being reported by the city tax assessors.
