Legally speaking, the issue is not a material fact since it was remedied. 

With that said can anyone suggest reputable lenders that are able to assist me with a debt consolidation loan of ~25K?  

In case you have not noticed, our national debt is already out of control, and there're legal limits on additional borrowing.The government has a third option: print more money.

There is nothing about how long you need to occupy the property for.So unless our lender puts a demand on us I see no problems legally in occupying each property for any amount of time to fulfill the requirement, then rinse and repeating this process up to our full entitlements, so long as the lender is willing to keep giving us loans.

It sounds like the issue is with the Debt Service Coverage Ratio (DSCR), which lenders often use to determine how much they’re willing to loan.

The lender lent based on them being one thing which secures the debt.

I hope some new investors read this and see what you are prioritizing (get rid of the cc debt) above other things.

Eliminate debt, establish a budget, and save.

I also understand accounting and legality may play a role.

Hire a company/person that is solely a QI like @Dave Foster they do it every day and will keep you legal and on track.
