Hey Brian, I am a new BP member in Winter Garden as well.  

It needs paint, flooring, minor plumbing, small carpentry jobs, landscaping and hvac work.I plan on renting the home and I'm looking for advice on decorating.

I would leave the overgrowth and trim it, add it into the landscaping and fix/clean the flooring.  

If I can add a garage or do some landscaping or have some appreciation to up the value while he's paying the expenses that's a bonus.

And make sure you get tickets to a game or two at Fenway and the Garden (even though it's not the ORIGINAL Garden), watch the marathon and see the fireworks from along the Charles on 4th of July.

I grew up landscaping with my dad in and around that area and lived 10 minutes away.

My understanding is that I also can not set as a criteria that someone has experience with landscaping, or something like that. 

When I run the numbers using 10% for vacancy, 10% for capex, 10% for management, 10% for maintenance and repairs, $550 for landscaping, propetry taxes and insurance I expect to get at least $$2,500 in monthly cash flow. 

We used a garden hose and broom to get the slab cleaned up.

With siding and Roof and paving driveway and landscaping.. you're probably looking at 80-90k Rehab.
