It's important to note that my lack of experience in this side of BP forum communication doesn't equate to fakeness; it just means I now know more about what to mention/not to mention in a deal recap.

So may just borrow the private money and do the investment rather than figure out the equation of percentages for now.

Point taken though because that does not equate to a huge difference on this particular property. 

I agree the agent should have not listed it without it, but too many sellers or buyers try to remove their own responsibility from the equation.

The utility company would copy us on invoices once they became overdue, but would let utilities go months on end with no payment.After getting stuck with several bills that equated to 5 months of utilities, we changed our policy and included the WSG in rent. 

Financially speaking, investments come before toys, and it sounds like you have the equation reversed. 

Location is only one part of the equation.

They explain the process and next steps, I would ask questions, and if their responses made sense to me, I followed their counsel.So I guess the other part of the equation is find someone you trust and then let them guide you in the process.
