I dont know if you still have the AU version of BP I used to post on that frequently and helped a bunch of AU folks exit their poor buys..

We embrace S8 applicants, but screen them just like any other applicant.Many have an entitlement mentality and try to leverage their S8 voucher by pretending to be helpless:1) A percentage won't apply because they expect a landlord to waive application fees for them.2) Many cry broke and expect a landlord NOT to charge them a security deposit.3) Many of those same S8 tenants trying to avoid paying a security deposit, won't make an effort to call the list of nonprofits we send them that will pay their security deposit if they apply.4) A lot of them try to avoid paying for utilities.

The amount of digital ink that is spilled on this site about LLC's and how to set up complex structures  by folks who can hardly be called investors is a bit maddening to me as it keeps folks from actually investing dues paralysis by analysis due to things that really do not mater a great deal.

One thing that helped me when I started was getting super familiar with the local market and building a network of reliable folks (like other investors and contractors) who could make the process a lot smoother.Feel free to reach out if you have questions about investing in Michigan or want to compare notes.Best, Travis

But it has happened so many times to folks I've met over the years that I raise it as a possibility. 

I know this is getting into some state specifics (I'm in Nebraska) but It would be good to know what is done by you folks so I know how to talk it over with the attorney.
