Works even better on the phone, people tend to cave so fast on the phone, since we are so use talking back and forth on the phone. 5 seconds on the phone seems like forever.

We furnish the place, take care of the utilities, clean the place, landscaping, and we fix most property problems ourselves (unless its a major situation like the roof is caving in or the house is sinking....which we have never encountered).

Otherwise, you the first time buyer are purchasing the property based solely on the sellers knowledge which can come back to bite him when you close and find out the termites ate through all the floor joists and the floors are on the verge of caving in and now he has a lawsuit from a sad first time buyer good luck in court with that one Mr seller.

Which I don't agree with, but that is what it sounds like is going on.If you haven't already asked, I would ask them why there is a $100 fee and when they make their BS up as to why I would take them to task and I bet they cave and email them to you for free.Also, are you sure they even had signed leases if you never saw them?
