While cashflow is my ultimate goal, I may need to do a few flips in order to restore capital and pay down debt (BRRR likely won't work on this first property, at least not for another year+)@David Clinton III Next time I'm in town I'd love to pick your brain and see what value I can drive to your portfolio. 

I don’t mind it but there are days when my brain just can’t do anymore.

I moved up to only buying 20 lot plus developments anymore.. by the time you do the brain drain at least you have 20 lots in one spot you can attack.. it could literally take you years to find 20 separate lots that made sense.

I appreciate you bringing them up, always better to have second eyes/brain to question everything.

However, after some brain training, the positivity and encouragement presented will carry much more weight than the negative. 

If its not something you want written down,  time for some introspection.There is undoubtedly more but thats enough brain dump for me for one post.
