Refinishing a hardwood floor inbetween vacancies would not be fun.

The other route, is if you have a representative that you trust in the US (Houston, Texas to be exact) that can conduct business for you by way of a "General Power of Attorney".Sounds like you plan on having lots of fun building your US portfolio.

The time and money to get rid of it wasn't terrible, but definitely changes my view of a home if it's full.All in all this was a fun one.

Ok.....Year one of flips is coming to an end (kinda of...) and it started great and it continues to move in the right direction.....Now comes the really fun part of the business.....Rentals....Just like when we started, we knew nothing about flips and now know enough to be dangerous....Would love to have some input on things we should know, ask, etc as we move into our first rental property....Working on making an offer on our first as we speak and here is what I know so far...Property asking price: 129kType: DuplexAlready have tenants and recently signed new lease agreementWhat are some of the items we should look into or better yet, not miss as we go thru this transition.

I have some buy and hold experience in Colorado but flipping just sounds fun and exciting.  

Of course, you dont want to do too many things at once, but a few is always fun.

This wall is 3" out of square and build with 4x4 pressure treated posts, so its going to be fun to try to make a new door look square. the previous door was hung on the 2x4 next to the door jamb.
