For tax purposes it would make bookkeeping more difficult but as long as you track and attribute the expenses to the correct properties you could do your tax return.You would however be risking the asset protection that the LLC is providing you.  

Companies finance their operations with equity or debt, so a high equity multiplier indicates that a larger portion of asset financing is attributed to debt.

Real Estate is more or less a commodity and the only way to really affect the price is with attributes... nice location, better upkeep, better everything.

Yet it then quickly forgets all of the other economic factors which lead to wages being flat vs. productivity and somehow attributes nearly everything to technology after that.  

Customer service, and being able to provide my expertise to clients is the most important attribute in my eyes.

This I attribute to the whole lack of housing in the metro area.

I use the credit report, but not sure how much weight I'd put on the actual credit score; some attributes of lower credit make a desirable tenant.  

Not really that they lack these attributes but they may choose to channel differently.  

Thank you all for the hellos...Mindy, I have gone thru so many scenarios -- I have tried the largest PM agency, trued boutique, tried self managing and am now back to the original large PM - I was thinking maybe it was tenant selection but have found the PMs to be very incompetent, but attribute the turnover to possibly the location.. it's on a somewhat busy street, and there is a bus stop close by.
