Why everyone doesn't invest in real estate?
On every other podcast Josh and Brandon state that they know a lot of people that do not invest real estate. They have friends, real estate agents and family members know about real estate investing, but they don't do it. Here is the million dollar answer, everyone is not meant to invest in real estate, the same way everyone is not meant to be a Rap Artist, Contractor, Teacher, Basketball Player, Singer etc. Real estate investing is not for everyone. Everyone does not have the mental capacity, the tenacity, patience or persistence. It's just what it is. There you have it.

It's not only that. Some of it is fear based for people. They hear about horror stories from people that tried it and it didn't work out or they lost money.
If you ask further questions of those people you tend to find out they did not do proper planning and research before buying a property. Instead they purchased and hoped everything would work out for the best.
Real estate can be great for lots of people. The key is the TYPE of real estate and whether you want to be active or passive in nature. Anything from lending out money, rehabbing, buy and hold, land development, wholesaling, commercial,etc.
Many,many ways to be successfully involved in real estate.
It is true where some buy a marginal property or a bad property they can lose money and be stuck paying a note on a loser of property for a lot of years which can be a negative drag on their investment portfolio over time. Most people think of real estate investing that are new as buy a residential house etc. and rent it out. Being a landlord in that space is not for everyone but there are many other ways to invest.
Personally I do not like residential at all and I am in the commercial space. Some investors are okay being residential investors and dealing with all the tenant bs on why they can't pay rent and all of that. When money becomes more substantial people can get away from that type of high drama investing that can suck the life out of your soul on a daily basis. Sometimes I see how residential investors have done it for over 20 years and the toll it has taken on them especially with the lower income tenants. Some things just are not worth it at least to me.
