Prices are astronomical and rents aren't that great.

Alberta is also one of the better provinces for affordability so rents are not astronomical like BC and Ontario.  

If you're in a very competitive market your cost per deal will be astronomically high and it's seems like the cost per deal is only going up for Facebook & Google PPC. 

Remember, there are no economies of scale to small structures, so everything will cost a lot more than you'd expect, and your $/sqft cost is going to be astronomical.

@Andrew Postell thank you for your reply I am investing in an historical district in OH, that has seen astronomical growth for the past 5 years between 7 and 8% appreciation annually.

but 100k is no longer a astronomical salary..
