I did have a cost segreation study done on my property in December, which I provided to my CPA (the one who put me on Schedule C last year).

If you're investing in real estate, it's better to really study it then actually go deeper, not wider, and keep it trim.

@Alberto Cioni, You want to make sure you really understand the fair market value of the real estate you are purchasing at your price - which includes all fees.Today's generation of DSTs has begun hiding fees inside of acquisition pricing, so without a commercial underwriting comp study, it's difficult to understand whether the price is fair.

Hey Francis, I am in a similar position, except I am just starting my investment journey after a lot of research and studying, but want to go straight to the US market.

Study the market before buying.

I have been studying my market since 2018 and that's just it, I haven't taken any action and just keep collecting knowledge.

Over the past six months, I've dedicated myself to studying diligently.

When you start your real estate investment career, don't forget to do extensive study, consult with knowledgeable investors, and move cautiously.
