I'd reach out to a lender in your area or the area you're interested in investing in to get a game plan together.

I think it's still a great strategy and I'm looking to up my game.

That way you don't risk any of your own capital, but get a chance to learn and observe first hand, so when you're ready to invest, you're way ahead of the game. 

This is why development is the riskiest game to play in real estate.
