I may definitely look into hiring a real estate agent if the price is right and this may be questions better for the agent but I'd like to have a lot of knowledge before I even cross that bridge.

I don't want to burn a bridge. 

Unfortunately Bridge loans carry a higher rate that’s more comparable to commercial lending.

A. it's a waste your time & B. you're probably gonna screw it all up & burn yourself some bridges that could have been very important down the road. 

Why burn that bridge over a $15-20 dollar charger.

Up here over the bridge is much cheaper than in the Bay and may be something you look into.

If you are to develop equity quickly I would advise to flip houses and new allotments in the 1031 exchange programs allow you to access bridge loans to source properties while you are bound with your initial investment as long as your equity from your first transaction is already allocated through your QI 1031 exchange.
