I have a New construction project that will be a 14- Unit Apartment Community that will be gated.

Me, property manager, the neighbor who opened a gate by accident.Can’t imagine how that would be without insurance, which in each case paid over $100k in our legal fees.I have a pit mix myself, sweetest dog in the world, but nervous around kids.  

That said, I think we need to bypass that phase and get into commercial MFH out of the gate here so long as we approach it correctly. 

Then we will just have to work with agents who act like the gate keepers or something.... ha!

Friends of mine in Dallas told me that locals have started to spend long weekend in Tulsa and that it’s pretty cool.Anyway, if we move there we’d like to buy two properties out of the gate.

For example if your comps are in a gated community and your subject property isn't that can affect your values.

Look up the homeowner on Casenet and see if they have a lot of links/court cases to perhaps discredit them for your own peace of mind right out of the gate.

Either way, nobody is eating it.You could also tak to neighbors and see if they saw a moving truck.I suppose the "legal above board" way to go would be to file court papers and wait 3-6 weeks for a writ of restitution.
