I then also viewed the property 3 more times, the final time was 30 minutes prior to settlement and the Shed and it's contents were still at the property.A day after closing, a neighbor came to my door while working on the house and claims that the previous owner (prior the the house flipper I purchased the property from) had promised them the mower, bicycles and lawn chairs that are inside of my shed. 

It can be time consuming because there are spammers/fake leads that could waste your time, but if you're willing to put in the time and filter those bad leads, the chances of you renting your place out will be high.

Beware that there could be fake listings.

Nor has the property owner promised the note holder that he would not sell the property without paying off the note.  

I've learned not to make promises.

Whatever it may be, as a wholesaler with no intent to close on the deal yourself, you promise to solve the seller's problems while trying to assign your contract to a buyer without knowing what flippers are looking for, if the numbers work.
