Crowdsourced donors (or "investors") would provide 0% interest loans over 1 year to fund the project, and then after rehabbing/refinancing the property, they would get their "donation" back to keep or to reinvest in another project. 

Two of the deaths had no family/friends and we were forced to sell/donate/dispose of their property.

With that being said, there are times that I have to add the receipt quickly and also for other items like personal donations, etc. and I like Everlance.

On deals like this I consider it more of a donation than an investment.   

If it comes down to no one will let the seller pay the down payment for some odd reason, the only option at that point would be to have him send it to you directly and then you pay the bank just tell them a family member donated it to you if they ask.

I will just imagine I am donating them to Goodwill. 

You might be able to get some higher end appliances at Habitat for Humanity/Restore, when people remodel they often donate some pretty nice stuff, even stainless steel.

Here in Indiana.....theres a place that has left over supplies from habitat for humanity homes.....and ppl donate to them as well......find those in your area...

As a bonus, all the syndications I participate in donate to charity through the gross profits, which I find one of the most important pieces. 

So yes, you could slowly donate under the tax limit.
