If you are willing to work your tail off on the first couple deals, you may be able to expand, but lots of people lose a lot of money and time trying to take the easy route.Everything coming off MLS and things wholesalers are putting out are really only for experienced investors that know what they're doing.

To sum it all up I would work my tail off making friends in the business, picking up any kind of work that deals with real estate especailly property managers and investors as they are the front lines.

The guru's tail isn't at risk telling you to get into some chain, or churn notes or finance a purchase, it's your tail flapping in the wind if you don't hold the proper license.

It's a lawsuit waiting to happen.instead I would buy it subject to existing financing, and give a note for the sellers equity, create a JV agreement, in the JV agreement, talk about repairs being paid back, with JV fee of $10,000,then do the repairs, and get your money back for 28000 Plus a commission to sell the house + $10,000. this is called "whole tailing"
