I primarily buy/hold, but when I do my numbers before I buy, I also have to see a working "escape" route whereby if things start falling apart, I can at least recover what I have into the property and walk away with my shirt on.  

It's this simple, if you walk into gas station dirty jeans torn shirt and smells like grease you will get a different response than if you walk in there with a suit nice haircut....Try it, it's true, I do it for fun...So everyone we all have our own opinions on how things should be said and how things should be done, so let's please move on.

One thing I am going to try next time is I heard you can hire a architect engineer firm and when they finish the city will pass their plans with no changes, as it as a stamp from the engineer.

Never buy a property based entirely on price trends (people who bet on appreciation lost their shirts in places like florida).

Due to new tenants often meeting me in a pair of old jeans and a T-shirt along with an old old truck full of tools everywhere, I kind of feel that maybe I appear to be something less than professional and worthy of being tried.

Get some shirts made up that say you guess it we buy houses or ask me how to sell your house.
