According to RS Means national pricing list, Alabama is close to the National Average if not a little cheaper.There are also a number of factors that can influence costs, but the pricing assumes a 3 bed, 2 bath 1,500sf average grade rehab.

I'm gonna make a lot of assumptions here just to prove the point that I think your Contractor's quotes of $70k to $80k seem fair.Roof - 30  SQs x $300 to $400 /SQ = $9,000 to $12kKitchens (assuming rental grade cabinets/counters & appliances) - $6k to $8k each x 2 kitchens = $12k to $16kBathrooms (assuming rental grade finishes & fixtures) - $3k to $5k each x2 or 4 bathrooms?

To do it correctly is expensive and by that, I mean pulling permits on all the electrical, gas and mechanical, vinyl plank flooring in the high traffic areas, upgrading the carpet above the cheap investor grade, new counter tops, ceramic tile, addressing all external issues including the fence and external buildings and tons of other minor details.
