My fear is their governments don't have the vision.

I just moved to FLorida, and the fact that we don't have basements make self storage a necessary evil for the average homeowner.If you have fear, then you are on the right path.  

I rather depend on that, than their fear of not being approved and potentially fudging the numbers.Also, I ask for more employment history.

Many who fall into this category seem to take a long time to close on a deal because of cold feet, fear of making the wrong decision, and always thinking they can get a better deal. 

My fear when picking up a multi is that I'm inheriting bad tenants that I'll have to pay to evict...while paying for the building in it's entirety without any cash coming in.

Unfortunately, my fear of the landlord being a slumlord has come to fruition-or so it seems.

However my biggest fear is that I leave a significant chunk of money on the table (or worse, I over look something that causes me to have to OWE taxes).

I have also been faced with the fear of failure .

Well I think this is something that you and your husband need to discuss further and really dig into what fears/thoughts make him not want to invest in real estate.I am a buy and hold investor and I have had to have these kinds of conversations with my wife as well.What does he mean by he likes liquidity?
