I have seen to many investors miserably fail b/c they buy dated homes with old mechanicals and they simply do not make any money on a leveraged purchase b/c their homes sit vacant and they are eaten alive in maintenance.

If by then you still don't have any bites, then by all means retire it (although still mail about 6 months later) and start a new list.For stuffing, do it once so you realize how miserable it is, then hire a local college student to do it for a cheap rate.

I have rented to some people who met all the criteria you'd think would guarantee a good tenant, but who turned out to be miserable in other ways; one was picky beyond belief, another constantly threw loud parties, etc. etc.
