Since most portfolio loans are cross collateralized and cross defaulted, It will allow you more freedom if you decide to sell one or 2 of them in the future.  

So the first part of that was a cash out refi on my condo(it’s SoFla, I owe 89k, condo is worth 138k now) to get money for my first multifamily property.The advisor I spoke to worried because I’ve only been “self-employed” for 6 months, she said they want 2 years of proof of self-employment.Any help on how to get my cash out refi so I can finally get on my path to Invest in Real Estate, financial freedom, and spending time with my family!

It wouldn’t have helped the situation and could have resulted in you losing your freedom .

Real estate seems to be the best vehicle to financial freedom, and to allow the time for more meaningful work such as volunteering or being more involved in the community.I've reached out to a few local investors to make some connections, but hope to continue to expand that circle.

They will jump at $700K tomorrow (not at the price, more at the freedom to be out of land lording) New tenant just moved in (Sept - 2 year lease) to 1st floor unit and approached friend about seller financing.

I suspect that many restrictions on who can occupy the property violate the 1st Amendment (association) and most property codes (freedom to alienate) unless it is an age-restricted community.
