A minimum here is right around $25K if you're looking to get a duplex, and that's just for the purchase -- you'll likely have to put more into it to get it in shape for renters.Also, about partnerships: generally even partnerships of 2 people tend to fizzle out (or explode) over time.

We haven't sold anything in the southern half of 27603 and I kick myself (actually I kick my members/investor partners) for not buying anything (like CHEAP DIRT) 5+ years ago along 42 and 50 when I knew the place was going to explode.
