Hi @Ryan Dunn - the easiest is just to ask a few brokers that are active in the area, you can also simply attend a local real estate investors meetup (a lot of them are free or very inexpensive) and let folks know you're looking to offload your inventory. 

Bedroom rentals is a great way to start and one of the easiest. 

Half of them I self-manage.

Your not going to get the products for half off retail, so don't kid youself.

If a realtor has a lender paying for half of their "co-marketing" on Zillow or whatever, theyre probably going to refer that lender regardless of whether it's the right fit.

Some landlords offered more expensive rent for a 9 month period but the math didn't really make sense (half month savings at most) compared to a standard 12 month lease. 

3/2 SFHs are the easiest to rent.

Only B/B+ or A I last spoke to them about a month - a month and a half ago and they said they did service my area. 

They would not renew unless the roof is replaced, and liability limits were cut in half.
