Rents have gone up dramatically the past five years, and have gone up over 5% in our market over the last year alone.

The more you reno, rent, show, due evictions, etc... the easier and less dramatic/anxious it gets.

Norfolk class C assets can have maintenance costs that dramatically vary year to year.

It has potential to boost income.  

If you have some really high interest CC debt or a lot of CC debt then you should probably start putting it on these bills to boost you credit score and improve your debt to income ratio.

If payback was bigger than 40 month he never did it.Put another way, he'd invest $1,000 if it boosted rent $30/month.

Will I be effectively forgoing any ability to get a mortgage by not having any income or dramatically drive up my income rates?

The female tenant seems to be dramatic about everything and very picky but the house was not kept clean at all. 

Fast forward a couple months now the work has slowed down dramatically .the main problem now is this last $33,000 draw he hasn’t hardly came at all in the last several weeks virtually non existent other than a couple guys for an hour or two and it’s really starting to get where I’m worried .the Bank approved it each time when there clearly wasn’t enough that could’ve been done on the contract i got one draw left ( I won’t sign yet obviously) I only have about 10 grand left of draw and so now I’m kind of worried because the project can’t be finished on the ten grand that’s left .
