I've seen it on both sides where the landlord is just nit picking and is going way past reasonable deductions, and tenants that are so far out there that don't realize they are going to be charged when they leave dog poop on the carpet for the landlord to clean up.

This contract with the child has no deposits, no pet deposits, allows the tenant to have 2 large dogs in the unit, the rent is under market value, and there are no additional monthly charges for the pets (while other units with pets do).

I personally tend to think that some people go looking to make trouble, and then they try to get out of the trouble they made by excusing their bad behavior as some sort of "trial by fire" of my customer service skills that I failed.

They had originally told me 1 of the tenants (this was also a duplex) had a dog, but described him as a medium size dog but weren't sure of the bred.
