The key is to find people who desperately need to sell, or people who need to sell that don't have enough equity to easily pay realtor fees.  

I’ve planned this ahead of time enough to where I have a savings for living expenses and will have other income coming in for a year once I start this business full time, so I can work for awhile without having to turn a giant profit, I won’t be desperate for funds right at the beginning.

That's why investors should never over leverage and be desperate to hit 75% or 80% LTV.

We had tenants that were desperate to take an apartment we had under rehab, no drywall or flooring because they were tired of living without hot water (2 months).
