I have met very successful investors that take deep dives on NPN commercial notes and immediately go in and have one of their companies appointed as Receiver of the property and collect rent and maintain the building.

(It's not necessarily to hide anything, it's just a bit complex and will sometimes slow the process down explaining it to clients).

At this point, is it worth it to get my insurance involved to help motivate the HOA to address the issue or will getting my insurance involved slow things down?

In my market, I am advising investors to list slightly below the comps that we have since the last 2 months have been pretty slow here. 

I love that about our business if we are not ginning with a client we just fire them with no repercussions just like Jim fired me long ago and before I could get out there and get some deep fried Ruben balls..

This can be an advantage as smaller investors are far more nimble and get things done much faster than the big banks.There's a reason that pools nowadays are heavy with notes in slow moving states.

Higher end home buyers are usually more rate and market sensitive.I see you're down in Texas, so if that is your market, weather plays less of a factor consideration as it does for us up north (no one likes to move in the winter unless they have to and things slow down considerably).  

Those 100 degree days tend to slow us down a bit, though.Come on to town, we'll welcome you.

@Ryan LeonardYour lead flow may have slowed down due to summer coming to an end, people on vacation and back to school.I think your best ROI is to create and maintain relationships with brokers.
