I have that as well as a few other common sense rules - like don't throw cigarette butts on the ground, grills/BBQs can't be used inside, etc -- the lease is a bit lengthy, but I feel having some of these stated is required.

We also stated the requirements {No Criminal or Eviction background, make 2-3x the rent PER person, verifiable job number, minimum of 525 credit score (our area did not harbor people with the optimum credit score), and extra $25-$50 monthly payment for smokers and pet owners (per pet) its waived if pet is a verifiable service animal}.When people call, we repeat info on the property and the requirements list.

You'll have to learn a bit as you go; for example, you cannot discriminate against smokers, however you can designate your property a non-smoking area.Oh, btw, you should check with your local zoning/code enforcement office.

We even had to get a commercial architect involved to sign off on all rectifications.Our biggest issue was fire protection & after seeing a local 23 unit recently burn to the ground (cigarette tossed onto mulch) it was justified.

Sometimes it is difficult to know where to draw the line-- for me the following situations are not ok:any conditions that would allow a tenant to escrow rent,  must be fixed immediately. any evidence of a hoarding risk, Any evidence of hard drug use or any drug sales, Filth to a degree that would attract vermin or pests, Smoking in a renovated unit, evidence of destruction by tenants or pets (holes in doors, urine/stains on carpet, cigarette burns)Outside conditions that are unsafe or that vary from the norm for the neigborhood.
