I thought I could win out, so I went through the hoops to get a personal loan so I'd have the POF (knowing I couldn't win without it) and by the time that went through, the other offer disappeared (I thought it was a brilliant stroke of luck!)

@Pavan Sandhu @Scott Choppin I can chime in on modular with a single anecdote: I thought I had a brilliant idea a couple of years ago, to use a modular unit on an infill lot--in our region, the modular home prices are quite low, almost always used in inexpensive, rural areas.

If it doesn't, you get bonus cash.Those that rely on appreciation may look brilliant for short periods but those that rely on cash flow are the ones that are able to stick around in the long-run.

Your idea is brilliant.
