Currently I am redeveloping a 25,000 sq ft historic mansion into a boutique private STR. 

Hi,I did my first 3 years with a boutique agency in Seattle which was fine for the purposes of buying and selling my own properties or those of friends and family but there wasn't any new client leads and the desk fees and percentage to me wasn't great considering I tend to do most of my work at home and on my own phone (I didn't have my own desk at the office).I decided to deactivate my license when I was schedule for a surgery that would lay me up for a few months but am now thinking about options for hanging my license.

Differences: fees, commissions, training, help with advertising, lead generations, mentoring etc.Bigger firm or boutique firm?

With all of the little boutique agencies opening up deals can be made.

We are the largest boutique property management (over 35 employees) in the area.  

The only way I'll ever enter into a lease-sublease model again is if the property has some boutique feature (think panoramic views, proximity to an amazing location, lots of space for hosting events) and the monthly rent can be at least tripled by airbnb rentals.

I am the Director of Real Estate for a multifamily developer in Houston, TX that specializes in boutique walk up 100 units or less.  

I recently passed the real estate license exam (Texas) in February and I am currently interviewing brokers , I have narrowed down to Coldwell bankers and a boutique firm ( Legacy Homes & Properties ).

Right now my focus is on developing boutique hotels and delivering a unique experience for travels who visit Portland.
