but bringing it current and taking title sub too is something that we have done for years and years.. its hair on fire and you need to risk that your not getting title insurance so its not for those who cant afford to lose the money you would give the seller or the bank bringing it current incase you made a bone head move.

Of course it is, but  you need to have SO much meat left on the bone it would become such a waste of deal to give away.Most wholesalers are like this:[put a nagging voice in your head]: oh but I want leads, its so hard to get leads!

We beat the bushes every day, and are seeing a lot of what was mentioned above....namely that wholesale prices don't leave enough meat on the bone to make it worth it.

@Mariana PasinThe margins here are pretty tight to have a company buy a property, fix it, and sell it to you for profit and still leave enough meat on the bone for you to profit as well on the rental side.
