So I am waiting on the call right now,  a great sfr block 65k MLS list and it fell out of contract with the last buyer, so I had emailed the listing agent to let me  know if it goes back to Active, and I always do the emails with a header that says  OFFER for Property....etc..... because I was a busy Realtor and I know when the deal dies, you go in your inbox and look for that guy who emailed me weeks ago, I get more deals that way by the way.

Rent 1500 to 1600,  we are looking to rent it to section 8 tenant, The inspector will be there next week  my concern is because here there are no too many Frame houses (Frame houses are like houses in Maryland)  most of the properties on South Florida are build with CBS (Concrete block System ) Normally if the property were with CBS there will be no problem but on a Frame house i am not 100 sure

Louis is block to block and that's literally true: one block can look run down with boarded up buildings, then you cross a street and every property is well-maintained.

Again, I have used all actual numbers from my bank statements/end of year tax docs, and triple checked that I was putting all the numbers in the right blocks using the calculator, and the numbers don't add up...

neither are very accurate... you need to have a list of comparable homes that sold in the area that match  the house you are looking at  in lot size ,sq feet,  bed ,bath, outside finish etc  and some time houses even a few blocks away don't match because  they are over the tracks or a hwy or something that makes them a different neighborhood... you need to find a way to get actual sale prices of homes sold in the area and a way  eg feet on the ground to tell you if they are fair comparables.. your offers  and your profits depend on accurate comparables so you can judge  what you are doing... just my thoughts
