I want to start off as a buy and hold, but I was told to try flipping to get my feet wet in that process and fall back on buy and hold if it doesn't work out.My background is in analytics, my wife is a Realtor and sold new homes in CA.

Very analytical and without any apparent bias.

I am a software engineer for MLB by day and have always been an analytically thinking guy.

We also ran analytics portfolio wide over a given year and found out the cashflow was actually better for the owners/us by taking a $250/person move in fee in lieu of deducting things not considered wear and tear out of the deposit.  

I like the AirBNB analytics on bookings and payouts. 

In addition when choosing between two areas what are some analytics/websites you look at when investing in an market?

My concerns coming in are how to negotiate the property well, and how to keep an analytical mind when it comes to buying properties (especially the first one!).

@Kenneth C. the lab used to process a majority of our properties is called Accurate Analytical Testing LLC out of Michigan. 

I am looking for anyone's help and input to see what problems are out there with current CRMs or any problems that have come to mind that could be solved through software (automated messages, analytics of reach out strategies, organization of lead through close process workflow, marketing, scheduled reports etc).
