So I get that the LLC won't provide legal protection, but I'm wondering if my thought process is sound with respect  to the retirement account.

My advice, treat the tenant with respect and I hope that she will reciprocate.  

These are my 3rd and 4th property, respectively. 

I have around 60k also, but I have never been late on any of my bills because I respect the value in making my lenders whole.

If a customer doesn't respect the fact that you are entitled to a fair profit for work completed, they'll just badger you and nickel and dime you on every project going forward.  

All that matters to me is that they treat my property and neighbors with respect.  

Earn respect and trust through action.
