I agree with @James Wise that you must cover all of your bases when investing in a property that you cannot physically see.

Submit offers subject to viewing the property, don't wait to physically walk the property.

When I am looking for properties I am making sure the county does not have any liens on the public records and I am physically driving by the properties before I purchase the lien.

In Oregon a business licence must list a physical address even if there is no office there and no clients come there.

It was physically impossible for me to be present at the final walk through with my tenant. 

I do agree with getting a realtor to pull comps so that I, myself, can physically see what I'm up against, though. 

People should physically go to their title company if they are able. 

In this case, we knew that the tenant base is bad so we told our investors that we expect the physical occupancy to dip below 90% for 6-12 months.
